Creative financing
is truly where the "rubber meets the road" inmortgage lending
. Anyone can learn the guidelines, rules and science of making home loans, but practicing the ART of CREATIVE FINANCING comes as a result of years and years of passion for one's career in working directly with borrowers. Thinking way outside the box about peculiar situations and asking tons of questions is a must, but the person to put your trust in to devise a solution also has to have the instinctive talent to process information through that side of the brain that isn't the logical side, but the INVENTIVE one.Since 1996, my company's niche has been to entertain the tough transactions that other lenders just don't have the ability to do. For example, I have financed dozens of renters who wanted to buy the home from their landlord, but didn't have any money and couldn't document income! I have also allowed borrowers to take cash out of homes that a different family member owned, then give that money to another family member to purchase a home. Not documenting income or not requiring any money put into the purchase of a home seems like a "plain vanilla problem" to me now. Investors like my solutions because of low rate, interest only payments, combined with small down payments and BIG cash-out possibilities! Many times, because I believed in a borrower, I have even made loans out of my own checking account to create a transaction that absolutely could not be done with institutional financing.
